Dear Whitcomb: 1 am writing this letter to touch base with you on a couple of matters, the first of which is signage allowance for the site. Your site is allowed a maximum of 300 sq. feet of signage to both buildings and the monument sign. Presently you. have 100 sq. ft. of signage to the monument sign, with internal illumination and dark background. You also have a wall sign over the Victory Fitness Center, for which there was not a permit pulled and is currently in violation of City Ordinance requirements. At this time, 1 request that you complete the enclosed permit application and return it to my attention with two sets of colored drawings of the sign that include its dimensions or that you remove the sign no later than Friday, May 4, 2007. Secondly, 1 have been made aware that you are planning to open an onsite hourly drop-in daycare at this building sometime in May of this year. The Planned Unit Development for your site was based upon the buildings being office condominiums and having uses as permitted with the B-3, Highway and Business Warehousing Zoning District. Daycare is considered a Conditional Use within this district and is currently not a permitted your site per your PUD approval. A Conditional Use Permit must be applied for and granted before any daycare operation may occur at 5595 Memorial Ave. N. For your convenience, 1 have enclosed a copy of the B-3 Zoning Ordinance as well as a Development Application for application of Conditional Use Permit.
