Land Tracts A and B are now owned by Swager Bros., Inc. and will be sold to Oak Park Development Co., Inc. as they are needed, for the expansion of the Mall. The Minature Golf Course Sub - division, we plan to develop in 1979. We have talked to a Northern States Power Co. repre- sentative and he sees no problem on this project. The Action Rental Sub - division is also owned by Swager Bros., Inc. at the present time and will be sold to Oak Park Development Co. when it is needed. Action Rental will be re- located, and the building will be used for a different business, possibly a garden center. Tract C includes 55,000 Sq. Ft. added to the west end of the St. Croix Mall. This tract is planned to be sold. The buyers would build their own store and put in their own parking according to the covenants of the PUD, and abide by those same covenants. The rest of the proposed addition on the West end of the Mall will be owned and built by Oak Park Development Co., Inc. The size of each store may vary from what is shown when the spaces are leased, but the overall size would remain the same. The addition on the East end of the Mall is just a proposal at this time. -2- The proposed addition next to the Theatre would make it possible to double the size of the Theatre in the future. The screening on the South Boundary be per drawing submitted. Sincerely, Norris M. Swager President Oak Park Development Co., Inc. NMS:cros
