Re: Menards Development Questions
I received your fax and I thought I would respond in writing to
your concerns. I have enclosed a drawing which I hope will
answer some of your questions.
PA SYSTEM - I have spoken with the project manager of Menards
regarding the PA system. He told me that Menards is looking at
going with a paging system but has not yet made a decision. You
are correct that per our Conditional Use Permit (CUP) the City
has the right to make Menards change to an alternate system if we
receive noise complaints above their PA system.
BERM/LANDSCAPING - I have enclosed a drawing of Menards proposed
berm and landscaping. In it you will note that the berm is
approximately 4 feet high with the fence rising an additional 10
feet above the berm. Menards received a variance from the City
to go this high, which is 4 feet more than allowed by City
Ordinances. The City granted the variance to improve the
screening between Menards and your neighborhood.
In the drawing you will also note that Menards landscaping on the
berm consists of a mixture of Colorado Blue Spruce and Balsam
Pine trees. Each of the trees will be at least 8-10 feet high or
Menards will be made to replace them.
LIGHTING - The Menards lighting plan does show their lights going
straight down. I will have the City Engineer examine their
current lights to see if they deviate from Menards approved plan.
