Mr. Colby has indicated that either of the two alternatives are acceptable to Menards. The alternatives are: Alternative 1 - Sign located adjacent to the frontage road (60th Street) approximately where Menards had originally proposed a pylon sign. The sign will be 30 feet in height with a sign face of 200 square feet. Alternative 2 - Sign located adjacent to the Menards site, just north of the NSP power line easement. The sign would be 80 feet in height with a 400 square foot sign face. In the 22 March 1995 planning report, our office recommended a variance to approve a pylon sign of 30 feet which meets City sign requirements with a 200 square feet sign face which exceeds the requirements by 50 square feet. The sign could be located "off site" from the store on an outlot owned by Menards. Menards would need to be own the sign location to comply with City requirements related to advertising signs (billboards). The outlot would also need to be large enough to provide a setback of at least 10 feet from any portion of the sign structure. Additionally, Menards would be limited to only this one pylon sign. The City would not allow an additional freestanding sign on the main Menards site. nc. 5775 Wayzata Blvd. Suite 555 St. Louis Park, MN 55416 • (612) 595-9636•Fax. 595-9837 The proposal for a 80 foot high, 400 square foot pylon sign on the Menards site is not advisable and not supported by this office. The sign, if constructed, would exceed the sign height requirement by 50 feet and the sign face requirement by 250 square feet.
