The following is our understanding of detail issues raised by the City of Oak Park
Heights at your Staff Review Meeting, and our responses to them:
Key Issues:
1. Landscape: Kristin Afdahl and Ms. Widin agreed on a crab apple species for the
SE corner median; all other outstanding issues (schedules, plans, etc.) have been
accepted by the City.
2. Closure of south spur (Oren Avenue): We will provide signage at the street closure
for traffic warning. Grade change was also mentioned, but this is not apparent
from the survey.
3. Fire hydrant coverage: We have discussed again with Brad Carmichael; our
understanding is that no additional hydrants are required, pending confirmation
of the existing pipe sizing by hydrant flow tests.
4. Lighting: We have verified the following:
• Total height of pole lighting (including base) is under the 25 -foot
requirement
• Flat lens profile will be provided at the pole lighting
• The concern over photometrics at the SE corner of the site will be
accommodated by using a different beam spread (changing from Type 5
distribution to Type 3) to fall within the .4 foot -candle requirement;
please see attached partial photometric plan.
• 10 -foot light pole setbacks will be relocated to comply, if and where
needed.

Other items:
1. Potential Trail along south property line:
• Andersen is open to discussing the possibilities of a trail easement south
of Andersen's existing South curb line, and would like to co -plan with the
City.
• At present, the trail is not part of the upcoming PUD amendment (as
discussed with the City in our January 6, 2003 meeting).
For these reasons, Andersen requests to proceed with the site improvements (which are
largely responses to prior City requests) as defined in the current PUD application.
