Dear Mr. Nolde:
The City is in receipt of your application materials submitted on October 22, 2010 for an
amendment to the Planned Unit Development (PUD) approvals for Oakgreen
Commons. The application consists of the request to amend the PUD to allow a
change in the plans for the lower level of a patio at the northeast corner of the structure.
With this letter we are notifying you that the application is not complete. The City will
deem it complete with receipt of the following items by November 5, 2010:
1. Provide a plan detail for Sheet number C3.1 that provides the setback distances for
the corners of the building adjacent to Oakgreen Avenue. Please include the main
building setbacks and for the patio.
2. Update the plans so that the final design of the steps and trail connection in the area
of the patio are consistent. The May 25, 2010 Landscape Plan (L1) plans are not
consistent with the Site Plan (C3.1).
Staff reviewed the application materials at a meeting on October 27, 2010. If all of the
application materials are submitted as requested, the Planning Commission would
consider the application at a meeting scheduled for November 18, 2010 at 7:00 in the
City Hall Council chambers.
Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is
herewith extending the period of time for agency /city review of the application for an
additional 60 day period (for a total of 120 days from the date of a complete application)
inasmuch as the City has determined that additional research and study by the City staff
relative to the complexity of the project as proposed will be required.
