Followin are some follow-up comments from this mornin site plan review meetin
McKean Square West (B bweU Landi - Phase 2
The current site plan proposes 25'wide streets (back of curb to back of curb), with sidewalk on one side and
unspecified ri widths. We have previousl recommended to the Cit and instructed the developer to continue
the street and ri widths that were utilized in Phase 1 alon Nolan Avenue, which are 34'wide streets on 55' of
ri minimum. The developer now wishes to minimize street and ri widths, y et dedicatin these as
public streets. The absolute minimum street and ri widths that should be considered are 28' wide streets
(parkin can be allowed on one side within 50' of ri as lon as fire department and emer vehicles are
accommodate for in the desi
The proposed easterl connection to Norwich Parkwa has been moved approximatel 100' east of the existin
street entrance stubbed to the south pursuant to the previous site plan. As such, the street curb returns, associated storm
sewer & catch basins will need to be relocated accordin Additionall the sanitar sewer and water main to serve the
eastern portion of site are ali under the existin road ali and will need to continue from where the are
stubbed out, re utilit easements under the proposed parkin area.
Storm water runoff and pondin calculations have not been submitted at this time. One noticeable issue is that no
storm sewer outlet is proposed from this site on the current site plan. The existin wetland in the southeast corner of the
site will receive most of the runoff from this development and will most likel re an outlet to properties outside of the
current Cit limits. Valle Branch Watershed District approval will also be re

It appears most of our previous comments have been addressed. We still recommend erosion and sediment
control issues from the first phase beaddressed.
