We have reviewed the revised site and buildin plans for the proposed Montanari Office
Buildin development as submitted b Plowe En Inc. and have the followin
comments/recommendations:
Site La out /Access Locations:
1. The previousl approved site/landscapin plan prepared b the Architect, Cund Santine, &
Associates should be revised to reflect the latest parkin g ara g e ramp revisions.
2. The applicant shall obtain a MnDOT access permit for the proposed drivewa revisions
.."A within MnDOT ri -of wa if not alread done so.
vo/ 3. One of the conditions of the 9125/02 conditional use permit & variance resolution included
that "valle g utter be installed alon the east propert line adjacent to the Ea Club
propert (instead of barrier curb & g utter) to accommodate storm water runoff from both
proper-ties. This should be reflected in the revised drawin

4. The revised site plan raises the buildin elevation b 2'. The ori site plan resulted in a
buildin basicall flush with the existin propert elevations to the west. The revised site
plan results in the buildin bein 2' — 3' hi than the adjacent propert with an
approximate 3:1 slope from the ed of the buildin to the propert line.
5. The under parkin g ara g e ramp proposed a 12% slope. Generall drivewa are
01- re to maintain 10% maximum slopes. However, parkin g ara g e ramps sometimes
sli exceed these maximums, and the g rade is acceptable as proposed.
6. The proposed southerl parkin lot catch basin has a rim elevation of 931.20. If this catch
basin would ever plu proposed contours indicate the first overflow route would be into the
parkin g ara g e ramp. Grades should be revised to allow potential overflow over the parkin
lot to the north.

7. The plans should indicate where the proposed parkin g ara g e ramp trench drain will be
pumped to, and how.
8. The flared end outlet to the existin both Street N. ditch should specif a minimum of 8 cubic
y ards of rip rap (plans call for 7 tons which is approximatel 3112 CY).
9. The applicant shall obtain a MnDOT stormwater dischar permit, if not alread done so.
10. Draina calculations were previousl submitted and approved. Storm water runoff from the
proposed site is the same as from the existin site (actuall sli less impervious area after
development).
Sanitar Sewer and Water Main:
11. New 6" PVC sanitar sewer and 6" DIP water services are proposed to serve the buildin
Our records indicate that existin 4" LISP sanitar sewer and I V2" Copper water services
were installed to serve this site when the mainline utilities were installed alon both Street N.,
at approximatel the same location as the proposed new services. These existin services
shall be properl removed and/or abandoned with the installation of the new services.
Additionall we recommend (and Public Works prefers) that the new sewer connection be
accomplished via a sewer w vs. the additional of another manhole as proposed.
12. The Public Works Department shall be notified 48 hours in advance of the proposed water
service connection to the Cit existin mainline.
13. Verif existin h locations (need for an new h with the Fire Department.
