Box 2007 Oak Park Heights, MN 55082 -2007 Re: DDD L.L.C. — Building #2 Revised Final Plan Review BRA File No. 55 -03 -000 Dear Judy: We have reviewed the revised "Preliminary Grading, Erosion Control, Drainage and Utility Plan" for the proposed DDD L.L.C. - Building No. 2 as submitted by Plowe Engineering, Inc. and have the following comments /recommendations for your consideration: 1. Both site layout scenarios shown may have parking stalls that would be in conflict with emergency vehicle turning movements. The stall adjacent to the driveway entrance to 55` Street North on both scenarios, and the northerly stall where parking stalls are adjacent to the east side of the building may be in conflict. Verify this issue with the fire department. 2. We recommend more erosion control measures downstream of the proposed southeasterly curb cut location. The existing ditch is and will be susceptible to erosion, and should include ditch protection (wood fiber blanket, etc.) and ditch blocking (hay bales, silt fencing, etc.) at the east -end. 3. Revise the note on the plans that states "To properly restore the erosion control problem areas it is recommended that the contractor use....." to "To properly restore the erosion control problem areas the contractor shall use ......" 4. The water main/service as -built information from the first phase appears inaccurate. Apparently the service to the second building was not installed per plan, and the 6" hydrant lead did not get corrected accordingly. As shown, the plans do not show how the hydrant lead connects to the east -west 6" service line. Additionally, it appears there is no valve located on the 6" service line to the existing building?
