The application consists of requests for site plan /Design Guidelines review. With this letter we are notifying you that the application is not complete. The City will deem it complete with receipt of the following items by November 24, 2010: 1. Provide the signature of the owner of the property if not AutoZone. 2. Provide an electronic file of the application materials and plans. 3. Provide a narrative describing the project and background information on AutoZone. 4. A trail should be added to the site plan along 60 Street North with a connection to the sidewalk at the front of the store. 5. The Design Guidelines recommend the use of monument signs as opposed to pylon signs. Please provide an alternative plan for a monument sign. 6. Provide a sample of the brick color. 7. A building materials board will be required for review by the Planning Commission and City Council at their respective meetings. Jeff Kaurez Page 2 8. The lighting plan will need to be revised such that the height of the ground mounted light fixtures not exceeds a total of 25 feet from ground level to the top of the fixture. 9. Provide a location for a bike rack. 10. Calculate the percentage of glass transparency of the facade facing 60 Street. 11. The City Arborist will provide comments on the landscape plan that will be sent to you separately. Staff reviewed the application materials at a meeting on November 17, 2010. We would invite you and your representatives to a staff meeting on December 1, 2010 at 10:30 AM at City Hall to discuss these issues and address any questions you may have. If all of the application materials are submitted as requested, the Planning Commission would consider the application at a meeting scheduled for December 16, 2010 at 7:00 in the City Hall Council chambers. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 60 day period (for a total of 120 days from the date of a complete application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
