The issue is related to the process now required for Planning Commission and City Council review of all commercial and industrial projects, even if the plans meet all City requirements. A change in the Zoning Ordinance and Design Guidelines language would be necessary to allow projects that meet all requirements to be approved only by staff. The City Attorney has indicated a public hearing should be authorized by the City Council for the upcoming Planning Commission meeting. The amendments are proposed to eliminate the requirement for Planning Commission and City Council review of those commercial and industrial projects that meet all Zoning and Design Guidelines requirements.
