As these requests must be initiated by your office, I'm forwarding the material; however I did make a brief review which you may use to inform Mr. Keller as to what is needed for compliance. The following comments relate to the attached site plan: 1. The new ad ition is proposed 10' from the rear property line - ordinance re- quirs 30" The building addition must be shortened or a request for variance maybe plied for if the applicant has justifiable cause for a variance, or twenty feet of land can be attached to the rear of the lot. 2. Parking requirements may require additional spaces. If the current use of the existing building is retail and the preposed use of the addition is warehousing • or storage,two additional spaces are required; if the use of the existing building is office and the proposed use of the addition is, again warehousing, there is a sufficient number of spaces. This is based on the new building being a ware- house, which would require 2 parking spaces. If the use were ever to change to retail sales or office use, the change would require the addition of 1 to14,,, additional spaces respectively. 3. Section 8.04 of the ordinance requires a landscape plan which should show existing and proposed landscaping. 4. Lot coverage and F.A.R. would appear sufficient provided there is no more than two floors involved. 5. Building elevations were not included so it cannot be determined if the structure will exceed the 35' maximum height requirement. 6. Any proposed signing or lighting should be shown to determine compliance with signing and lighting regulations.
