Attached is our review and comments on the recent sign request for
Fred's Tire.
We assume this permit will continue to be withheld until the operation
complies with provisions of the conditional use permit.

Sign Application
FILE NO: 798.02 - 82.01
Fred's Tire Company has applied for a sign to be added to the existing
freestanding sign on the site. It should be noted initially that the
application is incomplete and inaccurate according to records in our files.
Not all existing signs have been listed, i.e. a wall sign "Fred's Tire"
has been omitted. The existing "Uniroyal" sign has been incorrectly sized
at 4 x 4 feet rather than 8 x 5 feet. The building has been located in-
correctly on the plot plan. No signs have been located on the plot plan.
The total area of the proposed combined signage is 112 square feet, which
is within the maximum of 150 square feet for the B -2, General Business
Zoning District. The proposed height of 30 feet is the maximum allowed
in the district.
The sign is to be setback 20 feet (2 of the 40 foot front yard setback).
Although the applicant has been asked to clearly mark the front lot line
on the site plan submitted for the CUP, the location of this line is still
questionable. Since it appears that a new pole and foundation are to be
constructed, the applicant should make sure that the sign is located with
the proper setback.
The proposed sign does not fit the definition of a prohibited advertising
sign, i.e., a sign advertising products which are not exclusively related
to the premise on which the sign is located, since automotive uses often
specialize in a particular line of products.
RECOMMENDATION
It is recommended that the application be completed and corrected. However,
according to our file information, the proposed sign will be within the
standards of the ordinance.

It is also recommended that as a condition of the approval, the "front lot
line" or "right -of -way" (as opposed to "road ") be clearly marked on the site
plan in the City's file, in order to insure the proper location of the sign.
