Dear Mr. Macalus:
The purpose of this letter is to. acknowledge receipt of copies of the site
plan alterations and sign permit application for Fred's Tire Company in
Oak Park Heights.
I have reviewed the plan alterations and find no major problems with the size
and location of the accessory building except that when actually drawn to scale,
the circulation becomes a bit tight.(22 feet). The attached drawing shows an
alternative which allevla tes this problem.
It was also my understanding from our phone conversation that you wished to
eliminate two parking spaces in front of the building to create a drive -
through and planting area Again, when scaled out, it appears that four
parking spaces will be eliminated and the drive - through will be one direction
and will need to be signed as such. This is also illustrated on the attached
drawing. The 12 parking spaces shown are sufficient.
The signage that you have proposed is not complete nor is it totally in con -
formance with the City Sign Ordinance. A copy of the ordinance was provided
to your representative, Mr. Jim Burton, attached to a letter dated 14 July
1981. The ordinance allows only two wall signs and six have been proposed.
The U.S. Royal sign has not been diagramed or located on the application.
There is also no indication of what type of sign it is, i.e., wall or free-
Standing, etc. All directional signs, that is, the "entrance only ", "exit
pniy", etc., must also be included in the application.
The planting area in front of the structure will certainly enhance the site.
The shrubbery will need to be specifically; identified and the size indicated.
Clavey's Dwarf Honeysuckle is a recommendable shrub species. The size of the
plantings on the original site plan will also need to be indicated.
