The revised snow removal plan is adequately detailed and provides the information required. It is assumed the provisions of the plan will be outlined in the revised Homeowners Association Declaration of Covenants. 2. The cash park dedication fee of $10,400 will be payable at the time of finalization of the development agreement. 3. Utility plans have been reviewed and approved by the City Engineer. 4. The City Engineer had expressed a concern in his 6 January letter about the retaining wall proposed within Lots 21 and 22. This matter should be resolved before finalization of the development agreement. 5. The redesigned driveway configuration for Lots 21 and 22 are found to be acceptable. 6. A final plat has not been submitted for review. It is staff's understanding that the Council approved the project with the allowance for two -story buildings on only those lots that comply with the height requirement of the PUD. Two -story buildings in this project would most likely be limited to Lots 9, 10, 11 and 12. 8. A signage plan has not been submitted and will be required if signage is to be placed on site. 9. Our office has not received a copy of the access permit from MnDOT if one has been issued. The permit will be required before finalization of the final plat and development contract. 10. The landscape plan provides minimal detail related to an inventory of existing trees or trees that will be saved. The plan does not comply with condition 10 which specifies a requirement of complete screening along the east property line by utilizing trees and /or berming. A more detailed plan for the east property line will be required before finalization of the development contract. The use of a combination of Maple, Ash and Oak is not recommended for boulevard trees because of the differing growth rates. A combination of Norway Maple, Locust or other varieties specified by the City Forester may be more appropriate. Other elements of the landscape plan appear to be adequate.
