Stage Plan Submittal
Dear Ladies and Gentlemen:
This letter is to accompany our application for Plan Unit
Development (PUD) development stage approval for the East Oaks PUD.
This letter is intended together with plans to meet the
requirements for a development stage plan submittal under your
ordinance Section 41.14.
This letter, together with the plan sheets submitted and with the
general concept stage submittal, is intended to be the complete
submittal for concept stage and development stage review in
accordance with your ordinances.
We are requesting rezoning to Planned Unit Development district for
this project. The proposed land use is for 15 two family
structures. Each unit will be sold separately, therefore, there
will be 30 units each located on it's own lot. The underlying
zoning for this development is R -B which is consistent with the
proposed use.
The plans, which are submitted together with this letter, provide
all the information as required by your ordinance, therefore, we
would refer the review to the plans. There are, however, some
revisions to the plans as compared to those which were submitted
earlier. We wish to draw your attention specifically to those
revisions.
The proposal includes subdivision of 30 lots and three outlots.
The proposal includes a private street from 60th Street north
extending southerly a distance of approximately 250 feet and there
terminating in a cul -de -sac meeting City standards. The access to
the development continues southerly from the cul -de -sac as a
private drive.
There is a ten foot wide access dedicated between Lots 26 and 27
which provides for pedestrian access to the common area open space.
There is a minor adjustment of the orientation of the units on Lots
25 and 26 to provide additional setback from the southerly property

line. The primary reason for this is to allow for construction of
slopes and retaining walls across a significant change in grade.
Your ordinance requires submission of a final plat with the
development stage plans. We are requesting that we be allowed to
delay submittal of the final plat until after the concept and
development stage plans have been reviewed and approved by the
City. We would suggest that if the City Council grants approval of
this development proposal, that it be conditioned on submittal of
the final plat with the final engineering plans and prior to the
start of construction of improvements for the development.
We are looking forward to working with the City Council and your
staff to complete the review of this project in a manner that will
allow the City Council to grant approval of the project as
proposed.
