We have reviewed the information submitted by Swa'gcr ; for a planned unit
development know as East Oaks and offer the following ccmrr>jents.

1. We believe that the concept of allowing a develope t mix ' single family homes,
duplexes and three unit townhomes as he chooses is n .t c esirable. A plan should be
a plan with some order and detail. I

2. The streets are proposed to be private presumably for se ur ty reasons but probably also
because of set back requirements. The streets could b; p ivate but we would suggest
that all set backs be enforced to the same standards as if he streets were public.
1' _ 3. The potential of having 18 townhouse buildings which arc 7 feet by 80 feet on 100 foot

7. The plan does not accurately depict the land description and it appears that someone
elses land to the west is being included in this plan.
in summary we believe that there is not sufficient information available to even consider
concept approval. There appears to be sufficient questions and negative points which could
justify concept denial. If you have any questions on the comments contained herein, please
