Box 2007 Oak Park Heights, MN 55082 -2007 Re: Fox Hollow P.U.D Plan Review for Lowering Building Elevation BRA File No. 55 -04 -000 Dear Eric: As of March 28, 2005 the plans for the Fox Hollow Development had addressed all comments. Due to lowering the elevation of the northeast building 2.4 feet the plans have been resubmitted by Stevens Engineering. Following are two recommendations we have related to lowering the building. 1. To identify the drainage route it is recommended that more spot elevations be placed on the north side of the building. As shown on the attached sheet there is approximately 0.36% grade from the proposed 856 contour to the spot elevation of 855.80. This is extremely flat for drainage across pervious areas and should be increased to provide positive drainage away from the building. 2. There is a potential for cars to bottom out on the driveway access into the parking garage. As shown on the attached sheet the access is 9% down to the low point and then 5% up into the garage. If possible, it is recommended that the severity of this grade break be lessened.
