James F Engelnarot July 29, 1993 Mr. Jack Krongard Krongard Construction Co. 1056 Curve Crest Boulevard Stillwater, Minnesota 55082 Re: Valley Point 2nd Addition Oak Park Heights Our File No. 5596 Dear Mr. Krongard: As requested by the City of Oak Park Heights, we have made an inspection of grading and drainage issues within the Valley Point 2nd Addition Project. As indicated on the original size grading plan a emergency overflow Swale is required between Lots 10 and 11 Block 1. At this time the Swale does not exist. During the final lot grading of the home under construction the City will require that this Swale be established prior to occupancy. Also, Jim Butler and I inspected the final lot grading on Lot 3, Block 1 on July 28, 1993. It appears that the final grade along the east property line including a portion of Lot 4, Block 1 is not graded to allow the proper drainage. A defined drainage Swale is needed between these two lots at the correct elevations to resolve this drainage issue. I believe Jim Butler hastontracted you about this problem and that a effort is being made to resolve this problem. Please contact our office if you have any questions regarding this matter.
