The existing City maps are only street maps: the official City Plat map is a 39" x 56" map which shows all land subdivisions of record in the City. The plat map has not been used in any planning work to date because it is not current. The benefits associated with having a current plat map are: 1. Determining effected areas on assessment activities requires a plat rather than street map. 2. For planning actions (rezonings etc.) requiring the notification of adjacent property owners, a plat map would be beneficial. 3. For identification of addresses on a city wide basis, the plat map would be desirable. 4. For use as a base map for a City zoning map, the plat map would avoid unintentional multiple zoning of a single land parcel. 5. As a general reference it shows development activities as recorded by property subdivisions. The City presently has a plat map dated January 1973. To this map, annexed properties and several new plats need to be drawn on.The quantity of work associated with these new plats is undetermined until a review can be conducted with the County Surveyors Office. It has been determined that for the land south of Highway 212 half section plat maps prepared by the county do exist. We request authorization of up to $200. to collect data from the County Surveyors Office which will indicate the extent of changes to the 1973 plat map. As a result of this study, we will provide the City with a specific proposal on updating the plat map and a marked up plat map which shows where changes need to be made. Mayor and City Council Members 26 March, 1979 Page Two It is not expected that updating the plat map will be costly since probably Tess than 20 land subdivisions have occurred since 1973. However, we would like to determine the extent of these changes prior to issuing an exact cost to make the changes. Respectfully submitted, MIDWEST PLANNING AND RESEARCH, INC.
