MEMORANDUM

Omaha Avenue)

In a brief review of the proposed site plan for the Conoco
station proposal, I offer the following comments.
1. A motor fuel station within a B -2 District requires a
conditional use permit.
2. The proposed building and canopy location meets all B -2
District setbacks.
3. Seven parking spaces must be provided. This is based upon
four required for the motor fuel service and three required
for the convenience store. Parking spaces at the pump
islands are not to be counted towards this requirement.
4. The two curb cuts along Omaha Avenue should be combined into
one. The Ordinance only allows one curb cut per 125 feet of
street frontage. The 222.10 feet of frontage (Highway 36
right -of -way is not eligible in determining this
requirement) only allows for one curb cut.
The placement of the curb cut should align with the existing
access to the Honda shop on the west side of Omaha Avenue.
5. The curb cut to the frontage road is 35 feet. The maximum
allowed by Ordinance is 32 feet. This width should be
reduced or it will require a separate CUP to be subject to
the review of the City Engineer.
6. The parking lot along the east property line must be setback
a minimum of five feet.

7. The car wash meets all accessory building setbacks, however,
it exceeds 30 percent of the area of the main building
(maximum allowed area for commercial accessory buildings).
A variance will be required for the excessive area.
8. The trash enclosure and storage bin should maintain minimum
accessory building setbacks (5 feet from side lot line, 8
feet from rear lot line). A variance will also be required
for the establishment of a second accessory building.
9. The placement of the proposed free - standing sign meets the
required setbacks.
10. The placement of the underground storage tanks should be
illustrated on the site plan. The general circulation
patterns within the site appear adequate with the exception
of the Omaha Avenue curb cuts.
11. When applying for the necessary CUPs and variances, the
following will need to be submitted by the applicant:
o Site Plan (with dimensions)
o Grading and Drainage Plan (two foot contours)
o Utility Plan
o Landscaping Plan (see Section 401.03.B.7.d)
o Signage Plan (must show all signage proposed on the
site)
