MEMORANDUM TO: Oak Park Heights Mayor and City Council FROM: Anne Bronken /David Licht DATE: November 4, 1980 Dairy Queen - Building Permit FILE NO: 798.02 - 80.23 BACKGROUND The applicant has requested a building permit to install a drive -up window to his existing Dairy Queen located on the southeastern corner of the intersection of 60th Street and Omaha Avenue. The site and all surrounding lands are zoned B -2, General Business District. This report will review the present conformance of the facility as well as the proposed expansion. ISSUES AND ANALYSIS The ordinance allows one curb cut access for each 125 feet of street frontage. The Dairy Queen lot has 240 feet of frontage along Omaha Avenue and two curb cut accesses. If this number were reduced to one, circulation on the site would still work well . It is recommended that the northern curb cut access from Omaha Avenue be eliminated. It is also recommended that the width of the remaining curb cuts to the site (35 feet) be reduced to the allowed maximum of 24 feet. There are currently 25 parking spaces provided on the site. The square footage of the structure (528 square feet) requires the provision of 35 on -site spaces. Room for ten spaces is available on an unpaved portion of the back of the site. Since the applicant states that parking is presently adequate, it is recommended that the applicant not be required to provide the remaining ten spaces at this time. No problems are foreseen with the addition of the drive -up window.
