An incomplete application will be returned to the applicant. The application approval process commences and an application is considered complete when all required information and fees are submitted appropriately to the City. Sixty (60) Day Waiver The City hereby notifies the applicant that development review may not be completed within the required 60 days due to public hearing requirements and agency review; therefore, the City is exercising an automatic 60 -day extension for development review. Development review will be completed within 120 days unless additional review extensions are approved by the owner /applicant. Professional Fee Responsibility It is the understanding of the undersigned that all City incurred professional fees and expenses associated with the processing of this request(s) will be promptly paid upon receipt. If payment is not received from the applicant, the property owner acknowledges and agrees to be responsible for the unpaid fee balance either by direct payment or a special assessment against the property. Applicants will be billed on a monthly basis for Planning, Engineering, Legal and Community Development fees as they are accrued. Failure to pay administrative and processing fees in a timely manner may result in denial of the application. All fees must be paid at the time of application and shall be paid prior to the issuance of a building permit. The undersigned applicant further acknowledges and consents that all unpaid fees owing the City of Oak Park Heights shall be treated as unpaid utility fees and may be certified for collection as with delinquent utility billings and may be assessed against the subject real property if unpaid by October 31 of each year. L.L.C. Date: Friday, July 20, 2001 Subject: Amendment to existing P.U.D. After looking over our project in Kerns Center and reconsidering some of the council and staff comments concerning fire, emergency vehicle, and truck access, we came up with a couple of changes we would like to make to the project. We would like to eliminate the island in the center of the parking lot between the two buildings and add a drive around the north end of the building facing Memorial Avenue North. I showed John Hanson of the VBWD these changes for his comments on Thursday July 19th. He stated he thought they were minimal and to make the pond 2ft. deeper for the additional ground coverage. He kept a copy of the changes and said we would not need a new permit, that he would just ammend the existing permit and send it to Oak Park Heights by August 14th. As for the additional ground coverage, we originally stayed under 65% and put the ponding in on our own. With the ponding the VBWD approved 80% coverage. The proposed changes would bring coverage to 70.7 %.
