Subject: DDD LLC - Phase 2
After reviewing the latest preliminary grading, erosion control, drainage and utility plan dated 7/26/02,
and after reviewing the site, I have the following comments/recommendations:
* The site plan relative to building location and parking lot layout is acceptable as submitted. The
proposed parking configuration in the central parking area between the buildings has been modified
from the previous layout, but the stalls and aisle widths meet or exceed minimum widths.
* The plan calls for rock construction entrances at both existing paved driveways to the site, one off 55th
Street N. and one off Memorial Avenue N. Since it is highly doubtful they will install these rock
entrances on top of the existing bituminous, a rock construction entrance should be shown at the location
equipment will actually be entering/exiting the non -paved area.
* We recommend more erosion control measures downstream of the proposed curb cut location. A rip
rap swale with geotextile fabric is proposed, but due to the erosion occurring at other similar locations
on Phase 1, we recommend some type of ditch protection (wood fiber blanket, etc.) from the end of the
rip rap to the east end of the property with ditch blocking (hay bales, silt fencing, etc.) at the east end.
Following are some issues relative to Phase 1 observed while reviewing the site:
* Erosion is occurring at a number of locations; 1) the storm sewer entrance in the southwest comer of
the pond, 2) the rip rap overflow from the parking lot to the pond, 3) the slope from the northerly comer
of the trash enclosure to the pond, and 4) the easterly end of the culvert under the southerly driveway
onto 55th Street N. These locations should be restored, and corrective measures taken to prevent further
erosion.
* The plan should more accurately depict the existing improvements constructed with Phase 1.
* The easterly edge of the existing bituminous parking area should be shown.
* The trash enclosure and adjacent curb and gutter have been slightly modified from this drawing.
* A large electrical box sits east of the trash enclosure.
* The existing catch basin in the central parking area has a 12" inlet from the east -- what is this going to
serve?
* Additionally, the storm sewer appears to be HDPE, not RCP as shown on the plan.
* A gate valve is located approximately at the end of the water main constructed in Phase 1.
* I was not able to locate the existing sanitary sewer cleanout shown on the plans.
