We have reviewed the Site Development Plans for Oak Park Center as submitted by McCombs Frank Roos
Assocaites, Inc. on May 23, 2007. Following are our comments and/or recommendations.

l.Extend the 8.0 wide hituminous trail to the west property line, unless t isagood reason to
stop it short.

1. It appears that a vehicle woull'd have a difficult time leav the last parking stall on the northwest
end without making several small movements. From sheet C3.O1 the development has exceeded
the required number of parking stall. Therefore, it is recommended that the northeast stall is
designated asano parking stall. This will provide more area for cars backing up and for cars 10
turn around if they enter the lot and it is full.

1. bis estimated that a4 drop b between the sidewalk and the retaining wall on the west side of
the building. What is the horizontal distance between the wall and the sidewalk? Will this 4^
drop be filled with some type of material? Adetai] is required showing the horizontal and vertical
design for the sidewalk at the retaining wall. The location of the naiUng should also be shown on
the detail.

The drainage swale on the southwest side is directed into the adjacent property's trash enclosure,
If possible, remove the drainage Swale and grade the area to sheet flow to the north /northwest
onto Oak Park Center's property.
3. Note "di` under infiltration basin construction requirements call for the rip rap to be placed
according to the detail on -9.01. This detail is for a rock check darn with 2 " - rock for Fo acres
of drainage area. The rip rap i the rain gardens shall be a larger rock than 1 ' -" store.

I . There is a symbol at the end of the flared end section that is net called out in the legend. It almost
appears to be a symbol used for protection at inlets. Rip rap shall be placed at the end of this

Identify the quantity of rip rap that is being placed at the curb cuts to the rainwater garden.
3. On the east side of the parking lot, approximately 40 feet from the NE corner, there is a symbol
that appears to represent inlet protection, however, there is no st ructure at this location.

I . The sizes and material for the existing sanitary sewer and water main shall be shown on the
plans. The sanitary sewer is 8 " VC P sanitary sewer and the water main is 1 " DIPF

3. The water service is being connected to the main line with a 6 1' 1 ;1 wet tap which would
include a 6 1 " gate valve. The symbol for the gale should be shown on the plans.
4. The hydrant lead is shown as connecting into the sanitary sewer. In addition, this connection is a
6 U 12 11 wet tap which would include the gale at tapping. Therefore, a valve is not necessary
three feet from the hydrant. Show the symbol for the wet tap valve on the plans.
5. The following comments all refer to the outlet structure for the rain garden:
a. The detail shows a 12 " pipe entering the structure, however the plan view does not show
this pipe.
b. what is the elevation at the top of the structure?
c. what type of casting is being placed on the structure?
d. The note states that the orifice plate is removed through the 27 ti opening. A detail is
required of this orifice plate. what material is it? Now is it removed? How is it attached
to the bottom of the structure? Haw tall is it?
e. The hydroD model shows a 5 1 ' opening for the orifice and the detail shows a 4.9 f`
orifice.
