Oak Park Marketplace (KFC/A&W — Taco John's./Steak Escape) Revised General Plan & Plat Review BRA File No. 55-03-000 Dear Eric: p [E ��od� �E 1 2 2003 We have reviewed the revised g eneral development plans for the proposed Oak Park Marketplace (KFC/A&W — Taco John's/Steak Escape) development as recentl submitted b ProTerra Desi Associates, Inc. and the final plat as submitted b Cornerstone Land Surve Inc. We have the followin comments/recommendations for y our consideration (previous comments still applicable are shown in italics): Plat.- 1. Show the total areas (s foota for each lot on the plat. Gradin re: 2. The location/construction of the proposed bituminous trail connectin to the pedestrian pathwa alon State Hi 5 shall not interfere with the location/function of the existin swale outlet for the storm water pond to the north. A culvert under the proposed trail will be re at this location, properl sized tbr the existin swale & pond overflow storm water runoff q uantities. This culvert and g radin g should be shown on the g radin g plan. 3. The en has submitted plans and draina calculations to the Valle Branch Watershed District (VBWD) for their review and comments. Copies of the VBWD review comments shall be submitted to the Cit when available. S anitar S ewer/ Water _M ain .*- 4. The proposed fire h shall incorporate an AFC - Waterous Storz Nozzle. The h pumper nozzle shall he of one-piece desi compatible with a 5" Storz hose couplin The nozzle shall be an inte part of the fire h and must be furnished b the manufacturer or authorized distributor desi b the manufacturer. Storz adapters will not be accepted.
