Re: Oak Park Marketplace (KFC/A&W — Taco John's/Steak Escape)
Final General Plan Review

Dear Eric:
We have reviewed the final general development plans for the proposed Oak Park Marketplace
(KFC/A&W — Taco John's/Steak Escape) development as resubmitted by Pro Terra Design
Associates, Inc. All previous engineering comments have been satisfactorily addressed. The
following external agency reviews/permits are required prior to construction:
Valley Branch Watershed District (VBWD):
• Permit #2003-24 was issued by the VBWD on 12/17/03, and was copied to us and the City.
MnDOT:
• The engineer has submitted plans and drainage calculations to MnDOT on 3/16/04 for their
review and permitting relative to storm water discharge to the westerly pond. Copies of
MnDOT review comments and/or permits need to be submitted to the City when available.
• Construction of the two driveway accesses to Neal Avenue North require MnDOT access
permits. The owner's representative(s) have indicated this permit has been received from
MnDOT and a copy provided to the City. We have not received/seen a copy of this permit.
