It is obvious to me that your client is somewhat confused, and has perhaps misconstrued any information that it has obtained; however, in order to avoid further conflict and waste of staff time, please advise your client that there will be no further informal consultation typically offered as a courtesy to developers and at no cost to better understand City's process expectations and area issues from the City of Oak Park Heights or its consulting staff. When your client provides a formal application to the City and submits the required application fees, then the City and its staff can be assured as to the details being sought, and what is in fact being contemplated as opposed to multiple scenarios that are being advocated from interested persons from time -to -time. Relative to zoning issues, you will find the city's Zoning Code online on the City's website (www.cityofoakparkheights.com). The area is zoned as B -2, and you can certainly determine the permissible uses that are allowed on the site. As I am certain that you are aware, the property itself has been abandoned now for several years, thus you can consider any preexisting and nonconforming uses as having been abandoned. Yo ark J.
