The northerl drivewa has been moved approximatel 30" farther south than previousl shown ( now 80' from 58`h Street North We still recommend the northerl dfivewa be a I rninim= Of 150" from 58'-h Street North, however 80' w*11 allow approximatel 4 c ars to q ueue northbound on the private street without blockin the drivewa while we don't foresee an safet 'issues with the la as proposed, the Cit (and Bank) should realize the followin issues: 0 When traffic volumes increase on this private street as development increases, this drivewa entrance ma be blocked with traffic tr to access 58'h Street North durin peak times. As such, cars tr to enter the bank- parkin area ma end up usin the bank's drive-thru entrance to the south, and cars tr to exit the northerl drivewa ma experience some dela We recommend that "Do Not Block Intersection" si and stripin be installed on the private street at the northerl drivewa location. • If the lar parcel across from the bank will access the private street when it develops, the drivewa location(s) will need to be reviewed at that time and should be a minimum distance of 150' from 58`h Street North,, 2. The internal traffic f10W is intended for the southerl driveway to be an "In Onl for drive- thru customers and for the northerl drivewa to allow both in and out traffic to the parkin area. Intemal si should be installed (at the southeast COMeT of the buildin and just west of the bank si to prevent customers from exitin via the southerl drivewa 3. The southerl drivewa entrance has been narrowed to 23' and is acceptable as shown. 2335 West Hi 36 ■ St. Paul, MN SS113 ■ 6SI-636-4600 ■ Fax: 651-636-1311 QONESTROO ROSENE ANDERLIK !a 6516361311 1 /n1101 1 5 . 08 [5 : 05 /05 NO 394 Gradin p,/Drainag es. • 's p roposed to drain. to the private 4. The easterly two third of t he, p roposed e site are ra osed to drain to the west to the existing State Ifighway 5 ditch. The prop grades ades indicate storm water runoff will concentrate at the northeas corner of the p g arkin lot. We recommend that a catch basin be located at this comer of the parking lot with a fared end outlet to the existing S.H. 5 ditch, with adequate nprap placed at the o utlet, MnDOT will need to be contacted regarding storm grater outlets in this area, since the existing ditch is in their right -of -way. These main lines will need to be in place prior to, or p concurrently with, the bank devel Tf the utilities are to be phased for Oak Farb north), we recommend the sanitary S tati on ( from the r 3 sewer be installed up to and including the proposed manhole service south of the bank seice and the water main be installed up to and includin g the proposed hydrant south of the bank service.
