1. The proposed plat creates a (60 street - wide ea6

correctl shown as easements, however, the need to be labeled as such on the Plat. In addition.,

2. Existin draina and utility easements alon existina lot lines within Oak Park Station will need
to be vacated and new draina and utilit easements established as part of this plat.
Site La Locations:
3. The proposed private street access locations onto Memorial Avenue and 5 8 `h Street North are
acceptable where shown. Sanitary sewer and water main are proposed within the private street
primaril to serve the four lots adjacent to State Hi 5. Sanitary sewer and water services
for the three lots adjacent to Memorial Avenue North are in place from previous Kern Center
improvements.
4. The developer has chosen to utilize a private street to serve this area, as confin-ned in our October
31, '200 1 developer review meetin The street will be 28 -wide from back of curb to back of
curb (24' of bituminous surface between ed of g etters ) . This will result in no parkin allowed
alon this street and the de-,.-eloper should si it as such. The utilities within this street will
be
public" since connectin to -p public utilities in Memorial Avenue forth and 58Lh Street North.

Sanitary Sewer:
5. The revised preliminar sanitar sewer la alon the north side of Lot I (Block 1) and in the
proposed internal street is acceptable as submitted.

6. An 8" water main is proposed to loop throu the site, connectin to the existin 12 51 main line
on the north side of 58t" Street North and to an existin 6" service off Memorial Avenue North
provided b previous Kern Center improvements. The proposed main should connect to the 12"
line on the west side of Memorial Avenue North, not to the existin 6" service. Both connections
to existin 12" main lines should be accomplished via wet taps.
7. Proposed locations of valves and h need to be reviewed with Publics Works and the Fire
Department.
Sewer & Water Services:
8. Four sanitar sewer and water services were provided b previous Kern Center improvements for
the existin four lots adjacent to Memorial Avenue North. It is assumed that the reconfi
three lots adjacent to Memorial Avenue North will utilize three of these four existin services.
An ofthe existin services not utilized will reed to be properl abandoned.
9. Sanitar sewer and water services should also be shown off the proposed main lines in the private
street to Lots 2, 3 and 4 (Block 2) adjacent to State Hi S.
Gradin & Draina /Storm Sewer:
10. Gradin for the proposed site does not chan ultimate draina patterns tributar to the existin
Kern Center pond. The proposed g radin g and draina plan shows enlar the existin Kern
Center pond and creatin another small pond cell in the southwest comer of the site, ad to
Memorial Avenue North. Durin lar rainfall events, these two ponds will function as one lar
pond, otherwise the small pond will function independentl
11. We have anal MET O's runoff and pondin calculations. The proposed g radin g plan/pond
enlar will accommodate all of Oak Park Station when full developed, and will result in
no increase to the existin Kern Center Pond's water levels or dischar rates.
12. Two catch basins are proposed on the private street to handle all internal storm water runoff
Draina calculations and a draina area map should be submitted to verif the proposed storm
sewer can handle storm water flows, and whether more storm sewer and/or catch basins are
needed.
