Dear Ms. Romain - Simondet:
I am writing to follow up City Administrator, Eric Johnson's phone call to you today, relative
the above - referenced business property, which was closed for business in the winter of 2008-
2009 and to bring your attention to City of Oak Park Heights Ordinance regulations related to
the removal of closed business signage.
When a business in Oak Park Heights permanently closes or leaves a tenant space, signs are
to be removed within 30 days from the close of the business, per the criteria established
within City Ordinance 401.15.G.15.c "Out of Business Signs." A copy of this ordinance is
enclosed for your convenience. All City Ordinances can be found on the City of Oak Park
Heights webpage at www.cityofoakparkheights.com.
With this letter, you are directed to remove all signage related to the former business
occupancy (see attached photos), including that applied to the four service bay doors at the
western elevation, and correct any damage to the building structure as a result of such
removal, no later than the end of the day, Thursday, February 16, 2012.
A compliance check will be made after the 16 of February to verify compliance. If
compliance is not found, the City Ordinance violation shall be directed to the Oak Park
Heights Police Department for misdemeanor citation proceedings and the City will use its own
resources to remedy the matter and will then charge back the cost of such resources to the
property owner at a rate upward of $200.00 per hour.

401.15.G.15. REMOVAL OF UNSAFE AND ILLEGAL SIGNS. If the Zoning
Administrator or designee finds that any sign or sign structure is unsafe or in
violation of the provisions of this Ordinance, written notice shall be given to the
owner and /or party responsible for the sign to comply with the standards required
by this Section in a prescribed time frame and manner. The removal of the signs
shall be done in the following manner:
c) Out of Business Signs. Signs not used for signing when a business
permanently closes or leaves the tenant space shall be removed or
altered within thirty (30) days from the close of business. Wall or
freestanding signs and sign structures that are in compliance with the
provisions of this Ordinance but are not in use shall be addressed in the
following manner:
1) Wall signs. The sign shall be removed.
2) Wall signs (cabinet). A blank face shall be inserted in the cabinet.
3) Freestanding Signs. The sign area shall be totally covered.
4) Non - Conforming Signs /Sign Structures. All non - conforming signs
and sign structures shall be removed in compliance with Section
401.15.G.11 of this Ordinance.
