MEMORANDUM Project: Carriage House Cooperative LAND PLANNING a SURVEYING 8 ENGINEERING To: Karen Erickson — Bonestroo; Pete Young - MSCWMO From: Vicki Van Dell Date: 11 -11 -08 Re: Drainage Summary for Carriage House Cooperative Oakgreen Village was approved in 2006. At that time, Phase 11 of Oakgreen Village was anticipated to be additional townhomes. After the Oakgreen Village approval, the Goodwill project was brought forward. This project enlarged Pond 1 to incorporate drainage areas P7 and P7a into the pond. The Carriage House Cooperative is being proposed in lieu of the additional townhomes on the east side of Oakgreen Village largely in part to the changing market. We have revised the drainage calculations to match the revised plan and we have summarized the high water levels and flow rates for all three phases of this drainage analysis. Although we have a slight increase in high water levels for Pond B2, the high water level is still well below the lowest opening of 945.8. Our proposed design maintains an emergency overflow of 944.8, 1 foot below this lowest opening. Pond 1 has decreased in high water level and flow rate from the original Oakgreen submittal. So, although pond B2 bounces slightly higher it is still well below the emergency overflow and lowest opening.
