There are a number of items that must be submitted or issues to be clarified prior to deeming the application complete. The application will be deemed complete with the receipt of the following information by April 29, 2009: 1. The letter stating hardship is inadequate. Please provide a statement justifying the variance based upon the criteria found in Section 401.04.A.4 and 401 .04.A.5 of the Zoning Ordinance. 2. Please submit the elevations for both buildings indicating the building height to the mid point of the highest gabled roof of the buildings. That information had been shared with staff at a meeting but was not included in the most recent submittals. 3. The tree removal plan (01.3) shall be revised to eliminate the four pine trees (25246, 25247, 25248, and 25249) that were recently removed by Xcel Energy. Additionally, these trees shall be removed from any video presentation that will be provided to the Planning Commission and City Council. 4. Provide the City a preliminary report from the Washington County Assessor regarding the anticipated valuation of the Carriage House Cooperative and the Oakgreen Commons for T1F review and consideration. VSSA will need application to co-sign the a lication or provide a letter agreeing to the application as submitted. We will discuss the p project for the ect further at a plan review meeting scheduled for 29, Wednesday, April 29 2009 at 10:30 AM at City Hall. We encourage you and your representatives to attend this meeting. The application has not been deemed complete as of this date. All materials will need to be submitted no later than April 29, 2009.
