Subject: Landscape Plan - Carriage House Cooperative
OPH Staff -
I have reviewed the landscape plan given out at the site review meeting 3/25/09. It is labelled "Oakgreen Commons" but,
by the location, I presume it is the one for "Carriage House Cooperative", which was not included in the previous set of
plans submitted earlier in March. If that is incorrect, and the whole project is called "Oakgreen Commons", please clarify.
My comments are as follows:
1. Plant Species:
a.northern pin oak (Quercus ellipsoidal's) should be used instead of eastern pin oak (Quercus palustris). Eastern pin
oak is not an acceptable species due to problems with iron chlorosis.
b. it is nice to see the use of some good, under-utilized, native tree and shrub species.
2. Placement:
a. Lady fern (Athyrium filix-femina) prefers shade and probably will not do well in S and W exposures.
b. Kentucky coffeetree is too large a tree to be planted in the
median of the front circle. Small-statured ornamental trees, such as
more Jap. tree lilacs, should be planted in that area instead.
c. on the E side of the building, large shade trees are specified to be planted about 5 ft . from a sidewalk. The roots
will eventually interfere with the pavement if planted that close. The trees should be moved further to the east or smaller
trees should be specified for those locations. If the trees are planted in the road right-of-way, the county should be
contacted for approval.
d. a red maple is specified to be planted on the east side of the entrance road, between the curb and the sidewalk
That is too small a location for a tree that large. A small-statured ornamental tree would be better in that location.
e. arborvitae specified for the W side of the entrance and parking circle may suffer winter burn due to exposure to the
W.
3. Plan - the plan is attractive and should complement the site and building well.
4. I assume that the "Planting Detail" is the same as that submitted with the landscape plan for Oakgreen Commons?
Please contact me if you have any questions regarding this review.
