Boutwells Landing Density Comparison

The Mayor has requested that I do a density comparison for the Boutwells Landing
development versus the current proposal from Tim Nolde for Oak Park Senior Living
Phases I and II. Please find the following results:
Boutwells Landing
I have calculated the density in two ways, one as a total development and second, just
the main campus with the higher density development.
Total Development
The Boutwells Landing development consists of a total of 116.7 acres which includes
the City Park land that is 11.10 acres. That results in a development area of 105.6
acres. There are 537 housing units in the overall development. The density calculation
is as follows:
105.6 (4,599,936 sq ft) / 537 units = 8,565.9 square feet per unit.
Main Campus
The main campus consists of a total of 38.8 acres. There are 404 units in the main
campus. The density calculation is as follows:
38.8 (1,690,128 sq ft) / 404 units = 4,183.4 square feet per unit
Oak Park Senior Living Phase I and 11
The most recent plan for Oak Park Senior Living Phase I and II indicate a total of 291
units. This had been reduced from the original submittal of 350 units. Both of these
totals include the 120 units in the Oakgreen Commons building and the existing
townhomes that will remain. The development has a total of 17.68 acres. The density
calculation is as follows:
17.68 (770,186 sq ft) / 291 units = 2,646.7 square feet per unit
