Based upon the April 1, 2002 joint city council, Planning commission, and Parks
Commission meeting, the following issue points should be discussed by the Planning
Commission at their April meeting. Additionally, these issues were reviewed in the
March 7, 2002 planning report.
Streets. Access for this development would be off of the proposed Novak
Avenue that would extend from 58 Street to the south frontage road of Highway
30. The CBD Design Guidelines provides specifications for public streets in this
area. The Planning Commission should comment further on the street and
streetscape elements for the CBD.
2. Building orientation. The applicant had indicated the topographic reasons for
orienting the buildings as proposed on the site plan at the March Planning
Commission meeting. The Planning commission should comment on the
acceptability of the building location and orientation.
3. Building Height. The Planning commission should generally comment on the
acceptability of exceeding the 35 foot building height for this project.
