Application Review
The undersigned acknowledges that before this request can be considered and/or approved, all
required information and fees, including any deposits, must be paid to the City. An incomplete
application will be returned to the applicant. The application approval process commences and
pp
an application is considered complete when all required information and fees are submitted
appropriately to the City.
Professional Fee Responsibility
It is the understanding of the undersigned that all City incurred professional fees and expenses
associated with the processing of this request(s) will be promptly paid upon receipt. If payment
is not received from the applicant, the property owner acknowledges and agrees to be
responsible for the unpaid fee balance either by direct payment or a special assessment
against the property.
Applicants will be billed on a monthly basis for Planning, Engineering, Legal and Community
Development fees as they are accrued. Failure to pay administrative and processing fees in a
timely manner may result in denial of the application. All fees must be paid at the time of
application and shall be paid prior to the issuance of a building permit.
The undersigned applicant further acknowledges and consents that all unpaid fees owing the
Cit y of Oak Park Heights shall be treated as unpaid utility fees and may be certified for
collection as with delinquent utility billings and may be assessed against the subject real
property if unpaid by October 31 of each year.

RE: Oakgreen Village, PUD General Plan application
Valley Senior Services Alliance and Anchobaypro Inc. previously received
concept approval for a development consisting of Town homes, apartments
and commercial office buildings. We are now submitting a General Plan
application, which pertains only to the construction of Townhomes, but
also includes the grading and drainage component of the apartment site.
We concluded that it would be most efficient to deal with earthwork,
including ponds on the easterly portion of the site, in this first General
application rather than trying to address ponds and drainage in a piecemeal
manner. General Plan applications for the apartment buildings and the
office buildings will follow at a later time.
The site plan is consistent with the concept plan previously approved by
the Oak Park Heights City Council. Buildings maintain the necessary
setback from the existing wetland. The public street that serves the
townhomes intersects 58 St. in the location desired by the city. There is
an extensive system of sidewalks and trails connecting the parking areas
with front doors, bordering the wetland and ultimately connecting with the
city trail system.
We propose the construction of 87 housing units. There will be a mixture
of 2 story and 3 story buildings arranged around the existing wetland.
Homes will range in size from 1420 square feet to 1700 square feet. These
homes will be offered for sale with prices ranging from $175,000 to
$225,00. Every unit will have a two -car garage plus additional visitor
parking spaces located in various places on the site.
