Plat and Gradin Plan Review

Dear Eric:
We have reviewed the g radin g , storm sewer and erosion control plans for the proposed Oak
Villa development as submitted, on Au 30, 2004, b Folz, Freeman, Erickson, Inc.
Followin are our comments and/or recommendations (previous comments still applicable are
shown in italics).
Plat
1. The plat was not submitted with this plan and re additional review.
Erosion Control and Seeding,,.Plan — Sheet C3.1
1. The inlet protection detail for existin structures does not clearl show how to clean the
fabric without silt dumpin into the stnucture. For inlet p-,_'otection of the existin structures
we recommend usin the Road Drain Curb and Gutter, manufacturer b Wimeo, LLC. or
the Silt Screen, manufacturer b Alpine Stormwater Mana g ement.
2. There will be storm sewer catch basins installed on this pro therefore, an inlet
protection detail will be re for the new structures.
Gradin and Drainage Plan — Sheet C4.1 and C4.2
1. On the west side ofBlocks I & 2, and on the north side ofBlocks 3, 4, & 5, the 4,foot hi
slopes are at approximatel 2.• 1. I this area is g rass it will be a difficult slope to maintain.
The recommended maximum slope is 3:1.
2. In Blocks 1, 2, 3, 4 & 5, the 4foot hi berm drains directl into the row homes. The
draina path around these homes is not defined on the drawin

3. The north retaining wall is approximately 8' high and adjacent to a sidewalk. A protective
handrail will be required on the wall. The handrail should be detailed on C105.1.
4. The emergency overflow low (EOF) for the south pondlwetland is shown at 946.0. At
approximately 944 the storm water will hack up through the storm sewer and discharge
south of 58 tit Street into the River Hills development. It is imperative that the emergency
overflow route is not into the River Hills development. As such, the EOF located on the east
side of Nutmeg Boulevard should be lowered to an elevation I foot below the top of the berm
into the River Hills Development. Additional survey information may be required to
determine this elevation.
Storm Sewer Plan C5.2
1. To protect the future retaining wall and provide an outlet for private laterals, it is
recommended this project installs the storm sewer from the pond. outlet to 25' past MH 127.
At this point a temporary pipe can be installed to the next pond.
2. Detail 2105.2 should be changed from 12" to 8" to 18" to 8 ".
3. On the City owned manholes the casting shall be Neenah R -1642 with a B type lid.
4. The storm sewer calculations should be submitted for review.
Sanitary Sewer, Storm Sewer and Water Main
1. Private sanitary sewer, storm sewer, water main and street improvement information has not
yet been submitted and will be reviewed when submitted. Public improvements will be
prepared by Bonestroo &Associates during the final design of the project.
Since Bonestroo & Associates will be preparing the final plans and specifications for this project
when authorized to do so, specific comments relative to street and utilities layouts will be
addressed at that time. Any items affecting grading or other site improvements being
constructed by the developer will be coordinated with the developer's engineer. If you have any
