The application consists of requests for Design Guidelines and site plan review for an addition and remodel to the building as well as parking lot and landscape improvements. With this letter we are notifying you that the application is not complete. The City will deem it complete with receipt of the following items by February 29, 2012: 1. Provide grading, drainage, stormwater and erosion control plans prepared by a certified engineer. Identify the paving materials and type of curb to be used for the parking lot. 2. Provide utility plans. 3. Provide site and building lighting plans with specifications for the light fixtures. 4. Provide plans for the freestanding sign and for any signage to be located on the building. Diagrams showing the square footage of the each of the proposed signs will be required. 5. To calculate parking requirements, provide the square footage of each of the tenants and type of business. 6. Provide a landscape plan with a list of plant materials with sizes at time of planting. Danial Hall Page 2 7. Identify any fencing proposed or screening for mechanical equipment. 8. Provide a plan for the dumpster enclosure including types of materials. 9. Provide building elevations for all sides of the building including identification of building materials. A building materials sample board will be required for the Planning Commission. If all of the application materials are submitted as requested, the Planning Commission would consider the application at a meeting scheduled for March 15, 2012 at 7:00 PM in the City Hall Council chambers. If the materials are not received by February 29, 2012, the application will not be deemed complete and Panning Commission review would need to be delayed until the materials are received and the application deemed complete. Pursuant to Minnesota Statutes 15.99, Sub. 3(f), the City of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 60 day period (for a total of 120 days from the date of a complete application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
