Box 119 Stillwater, MN 55082 ' ECEIVE i RE: Oak Park Hei — Oak Villa General Plan of Development Review FILE NO: 798.02 — 06.03 Dear Mr. Nolde: The Cit of Oak Park Hei is in receipt of y our application submitted on March 15, 2006 seekin consideration b the Cit for the g eneral plan of development, subdivision, conditional use permit, and site plan review for the Oak Villa project. With this letter, we are notif y ou that per the Zonin Ordinance PIED re the Cit cannot proceed with the g eneral plan process until the Cit Council approves the concept plan. As y ou are aware, the Cit Council will take the concept plan matter up at their March 281 2006 meetin The Cit will, however, accept the g eneral plan application at this time, pendin the concept plan approval b the Cit Council and the submittal of additional information as listed below. It is expected that the Plannin Commission will hold the public hearin on this matter at their Ma 11, 2006 meetin The followin materials would need to be submitted no later than April 12, 2006 in order for this application to be deemed complete: 1. Complete road and utilit elevations and profiles. 2. Complete stormwater calculations and modelin 3. Detailed snow stora plans. 4. A li (and fixtures) plan. 5. An additional information re b the Cit Arborist. 6. Draft association documents. Mr. Tim Nolde Page Two In addition, the plans should be revised to reflect the public sidewalks at a width no less than seven feet, and clarification on the location and elevations of the stockpiled fill materials, as compared to the current conditional use permit now being reviewed. Staff would also like to further discuss the building plans and quality of the building materials. As part of the review process for this application, a plan review will be conducted on Wednesday, March 29, 2000 at 10:00 AM at city Hall. We encourage you and your representatives to attend this meeting. Pursuant to Minnesota Statutes 15.99, Subd. 3(fi), the City of Oak Park Heights is herewith extending the period of time for agency /city review of the application for an additional 60 day period (for a total of 120 days from the date of application) inasmuch as the City has determined that additional research and study by the City staff relative to the complexity of the project as proposed will be required.
