Box 119 Stillwater, MN 55082 RE: Oak Park Hei — Oak Villa General Plan of Development Review FILE NO: 798.02 — 06-03 Dear Mr. Nolde: As a follow up to the concept plan approvals g ranted b the Cit Council on April 11, 2006 and the March 23, 2006 letter sent to y ou re the Oak Villa I am providin y ou an updated list of the items that will be re to evaluate this application. These items were part of the conditions of approval as outlined b the Cit Council for y our concept plan. Additionall not all of the items re in the March 237 2006 communication were provided. Accordin all of the followin materials would need to be submitted no later than April 26, 2006 in order for the application to be deemed complete and for the Plannin Commission to consider the application in Ma The followin items were re in the March 23, 2006 letter and now would need to be submitted b April 26, 2006: 1 Complete road and utilit elevations and profiles as re b the Cit En 2. Complete stormwater calculations and modelin as re b the Cit En 3. Detailed snow stora and removal plans. 4. A li and fixtures plan. 5. More detailed architectural plans for the proposed buildin includin identification of buildin materials and samples to be provided for Plannin Commission review. Vin sidin will not be allowed. 6. Draft association documents. I ECE1, APR 4 2006 Mr. Tim Nolde April 13, 2000 Page Two Additional items required from the April 11, 2000 concept plan approval by the City Council also to be submitted by April 20, 2005 include: 1. A new property appraisal for calculating cash park dedication. 2. Vehicle count information and traffic projections as required by the City Engineer. 3. Detailed tree inventory, tree preservation and landscape plans as required by the City Arborist. 4. documentation indicating a total project cost estimate and financial capability, to the satisfaction of the city that the project can be completed as shown in the general plan. A letter from your lender /bank would be satisfactory. 5. Revised plans indicating the City Council direction for 59 Street right --of -way. 0. Revised plans shall reflect the public sidewalks at a width of no less than seven feet. As part of the review process for this application, a plan review will be conducted on Wednesday, April 20, 2000 at 10 :00 AM at City Fall.
