Box 2007 Oak Park Hei MN 55082-2007 Re: Oak Villa General Plan Review BRA File No. 55-05-000 Dear Eric: We have reviewed the concept utilit plan for the proposed Oak Villa development as submitted b Folz, Freeman, Erickson, Inc. on June 1, 2005. Followin are our comments/recommendations for y our consideration. N I trep.t.v, I it is recommended that the proposed 24 foot wide private streets be chan to 28 feet wide, back to back. 2. Maintain the proposed depth of the drivewa 22 feet from buildin structure to street. 3. A traffic stud of Novak Avenue should be submitted to the En for review. 4. A pathwa within the Cit ri of wa is shown on the north side of 58 th Street. The Cit will be makin a determination on the future ali of 59 th Street. At a minimum, 5 9th Street should be constructed from Oak Avenue to the propert line located approximatel 320 west of Oak Both the Pondview development and Homes For Me development should access this road. Sanitary Sewer and Water Main 1. The sanitar sewer in Oak Avenue should be extended south to 58'h Street. The Cit will desi the public improvements, which include the sanitar sewer and water main in Oak Avenue, Novak Avenue and the 12" water main loop located on the north side of the development. 3. The sanitar sewer on the north end of the development is shown on private propert ,qtc)-rm qewer 1. The Cit will desi the storm sewer from the existin south wetland to the proposed pond on the north. This was a preliminar review of the conceptual utillt-- plans for the development. Further review of the plans and storm water modelin will be re with the submittal of the preliminar construction documents.
