except for the re related to vacation of easements and with the submittal of items listed
below. The Cit cannot accept the application for an easement vacation unless the easements
are specificall identified with the submittals, conse y our application in that re is

Staff has determined that a site plan review meetin will not be necessar in that prior

the Park Commission to comment on the park and trail issues at their Januar meetin prior to
the plannin discussion on land use and zoning.

Pursuant to Minnesota Statutes 15.99, Subd. 3(f), the City of Oak Park Heights is herewith
extending the period of time for agency /city review of the project for an additional 60 day
period (for a total of 120 days from the date of application) inasmuch as the City has
determined that additional research and study by the City staff relative to the project as
proposed will be required.

Dear City Resident,
The Valley Senior Services Alliance (V.S.S.A.) has submitted a plan for Concept Approval to develop their property
located on the south side of a 8 Street just west of Oakgreen Avenue. (See map below) 'Vr. S . S.A. is proposing 37
market -rate townhomes for the site.
The City has requested that V.S.S.A. hold a "Neighborhood Meeting" with the adjacent community to discuss their
project and answer questions regarding their proposal. This meeting would be held in addition to any formal process as
required by the City.
The date, time and location of this " Neighboorhood Meeting" is stated in the V, S.S.A documents included herein.
At the time of V. S. S..A.'s first phase of Boutwell's Landing, the City acquired an option to purchase a portion of this
Property. The City has in the interim years not taken any action to evaluate or determine whether the parcel has
parkland or public value to the City and whether it would wish to proceed to acquire that portion of the site.
These considerations will be evaluated and considered by the City as part of the process involved in the determination
of the present application. City Staff has requested the applicant to conduct the "Neighborhood Meeting" to get
community input on their proposal independent of any consideration of the City's option on the affected portion of this
site.
