All that part of the NW 1/4 of NW 1/4 of Section 3, Township 29, Range 20, as follows:
Commencing at a point on the Southerly right -of -way line of Minnesota T.H. 4212, 75 feet East of the West line of Section 3, Township 29, Range 20;
thence South and perpendicular to said right -of -way line 115 feet; thence West and parallel to said right -of -way line 75 feet to the West line of said Section 3;
thence North 115 feet along the West line of said Section 3 to a point on the Southerly right -of -way line of said T.H. 4212; thence East along said Southerly right-
of-way line 75 feet to the point of beginning of this description.
