M name is Harold Splittstoesser. I own the propert on the Northwest comer of
Oak and 58"' street. I recentl met with Mr. Tim Nolde from Anchoba
From what I understand, Mr. Nolde's compan is developin the area west of our
house.
First of all I'd like to sa that I'm aware of the fact that the counsel works lon and hard
at stud the impact and proper placement of these developments in this communit I
have seen man of the meetin on television. I do believe y ou care and I know man of
y our decisions and consideration's are based on people and their particular situation's.
Knowin this, I wish to present m situation and concern to y ou.
Let me start out b tellin y ou a little histor of m famil We have lived in this house
for 31 y ears and have worked lon and hard to pa off our mort and have alwa
consi dered it as part of our retirement. M wife and I have raised two children in this
home and our 20 y ear old dau still lives with us. We have obviousl en livin
here but have seen the winds of chan comin I am 58 and m wife is 55. At this a
we are lookin more closel at our retirement y ears and wish to plan where we will spend
those y ears.
I know this development behind us will be g ood for man new people movin into this
communit I have no problem with pro and chan I do think that when a chan
this lar is about to take place all around y ou, there should be consideration's made for
those who have lived in this communit for so lon and will be g reatl y affected b this
chan
We knew this development was comin and have considered movin in the past. The
problem we've had is, with all the talk and plans that have been presented in this area for
so lon we have not been sure how we could even sell our house. One person in the
nei tried to sell their house and were inundated b investor's who wanfed to
pa little for their house to make bi profits later on. The soon had to take the house off
the market. We have not been able to make plans and work to see those plans come to
pass. M wife and I have felt that we have had little or nothin to sa about our own
destin for a number of y ears now.
We were told on several occasions that our house and propert were worth some fair
mone and that Presb Homes would be contactin us to bu us out. From what we
were seein that seemed so. Two houses in our small nei were purchased and
it looked like we would be approached soon. We waited and waited but no one called or
came to talk to us about the purchasin of our house. A couple of y ears have past and still
no contact. We have had to put our lives on hold now for y ears. This has been ver
frustratin and stressful on our lives.
At the end of January,
we received a letter from a Mr. Tint Nolde. My - wife and I had
never heard of Mr. Nolde or Anchobaypro, Inc. before. Tint informed us about a meeting
going to address our neighborhood. I called Tim. and said I could

the meeting on that date. Tim sai he would come to our house and talk to us
After talking to Mr. Nolde, my rife and I were even more frustrated than
personally. g
ever_ we und erstood what he was telling us and it left us sick at heart. He told us his
company was go to d evelop the property directly behind us and that he could not

afford to purchase base our house because of lack of finances. He said the only way he could
purchase our pra y company was if his corn an received tax assistance through the City from a
prop erty
program called
T.I.F. and that we could maybe get close to fair market value. Mr. Nolde
that we could also just stay in our house. He told us to be sure and
kept eluding to the fact a y
come to the meetings e meetin mid help push for T.I.F. assistance from the City otherwise he

wouldn ' t be able to 1 purchase our house.

and t development company. his devela . All of a sudden our house and property value has

dropped substantially.
Nolde also told us that on that sane. day he was purchasing the Murray house

alongside and
behind us. Presbyterian Homes owns the old Nerhing house next to us. we
now have become a lone house cut off from the rest of our neighborhood. To have a lone,

b e allowed b the Ci Planning Board. With the development behind and
and the p ossibility of oak Teen Ave. being widened in the future, it looks a

whole lot like a slow sq ueeze to us. we have been through a lot of emotional stress in
the p a few years over this situation and now it seems to have taken a turn four the worse.
