Storm water runoff from the northerly and easterly "back yards" will be collected with catch basins and connected to the outlet storm sewer, 6. As discussed with and verbally agreed to by the developer, a drainage and utility easement should be preserved along the westerly property line of this development to allow storm sewer to be extended from the proposed Sigstads Carpet development to proposed 59 Street N. and to the proposed stormwater pond. Sanitary Sewer: 7. Sanitary sewer to serve this development will be collected internally and connected to the existing sewer northeast of this parcel by constructing a new manhole over the existing S" main line. S. Sanitary sewer to serve property south of this development needs to be provided for with this development. This can either be extended southerly from the proposed internal sanitary sewer, if elevations allow this, or a better scenario may be to extend sanitary sewer southerly (from the existing manhole east of Oakpark Square), then westerly under 59 Street N., then southerly on the east side of the proposed pond. This development should propose how they will extend sanitary sewer to the south. 9. water main to serve this development will connect to the existing 6" water main stubbed to this site from the northeast and looped through proposed 59 Street N. to Oakgreen Avenue (to future water main in Oakgreen). We recommend that the proposed water main in 59 Street N. be S" (internal water main to the development can be 6" if their fire flow calculations verify this), and that the water main be possibly looped along the east side of oakpark Square (Renton Homes) since future water main in Oakgreen Avenue may not be in place for some time. 10. Additionally, stubbing water main to the southerly property line for connecting to future development to the south should be investigated. 11. Verify existing hydrant locations (need for any new hydrants) with the Fire Department. 12. Adequate drainage and utility easements will need to be dedicated to the City if either the internal water main and sanitary sewer will be public facilities.
