Submit an u&ated plat for review. 2. Verif d re for casements on the followin two items: There is a 4' wide concrete sidewalk that extends east to the Cit bituminous pathwa -.-*------The pond outlet, which will be privatel owned, dischar be the L prop boundaries. 3. The fire chief sho, Id approve the plans prior to the Cit issuin the g radin g permit. Sheet .C211_1 1. The proposed bituminous removal area is not clearl identified on the plans. The hatchin presentl used for this item is similar to the hatchin used to define the wooded area. In Note 4 it states that silt fence shall be installed immediately after tree clearing. This note should be reprised to state that the silt fence shall be installed prior to the start of any work. Sheet C3.1 1. The hatching for the topsoil spreading area is not clearly defined. The proposed hatch is similar to the hatch for the wooded area. Sheet C 4. Verify that the building official will accept a drainage sty le under the deck areas. If the s ale is acceptable, maintain a minimum of I ' freeboard from the bottom of the swale to the lowest opening in the building. 2. Detailed design drawings and calculations for the retaining walls shall be submitted to the City for review and approval prior to onstruction. Sheet C6.1 I . Are structures 10 9 and I 10 a s mal1 2 " diameter structure`? 1f so, a detail for thIS structure should be shown on the detail sheets. 2. Submit for the review the National Sheet calculations for the storm sewer sizing. 3. Submit for review an updated HydroCAD model for the pond. Our most current model was received in December 20041, which was based on a previous and different concept site plan. 4. Submit additional information on the pond discharge. Who owns the property where the pond discharges? Where does the water go after leaving the ES Any measures required to prevent erosion? Is a MN' DOT permit required? Sheet C7.1 1. Verify the City name and call outs on Notes I and 2. 2. The water i ain can be buried a minimum of 7.5 feet to top of pipe. 3. Between MH 4 and MH6 it appears that pipe conflicts may occur with the water main and the sanitary services to the units. 4. The sanitary sever fro m MH 4 to MH 6 is not shown in plan view. 5. The CUrrcnt plans do not show g ate valves locations or elevations on the h 6. Verif the proposed fire h incorporates an AFC - Waterous for Nozzle. The h pumper nozzle shall be of one-piece desi compatible with a 5" Storz hose couplin The nozzle shall be an inte part of the fire h and must be fumished b the manufacturer or authorized distributor desi b the manufacturer. Storz adapters will not be accepted. 7. The drawin show the development connectin to the Cit proposed water and sewer s After execution of the Developer's A and recordin of the final plat, the Cit will complete the construction documents for these utilities. Elevations and locations of the utilities should be verified with the En Construction of the utilities will start In 2006. Sheet C8.1- C8.6 1. The street t section shows a street width of 30 feet. The drawin scale a street width of 26.5' B-B. 2. The t section for the street appears low on a base. Provide Geotechnical recommendations for the pavement section. 3.
