On Monday, May 9 I conducted a site investigation and did find several open pot holes and others that were recently filled with a cold asphalt patch. Speaking with Mr. Eric Pitzele, he informed me that he was doing the patch work to prevent any possible damage to a customer's vehicle when entering the parking lot. He informed me that he intended to complete the remaining open pot hole on Tuesday. This letter is to inform you that the City of Oak Park Height's Zoning Ordinance section 401.15.F Off- Street Parking section 5 states that is the responsibility of the owner to maintain the parking space and access -ways to the parking lot. The work done by Mr. Pitzele may be fine at this point, but it is very clear that the entire lot is deteriorating and will need continual maintenance. In addition, I see that the East entrance to the rear delivery area has a pot hole which is approximately 16 feet wide by 23 feet long and approximately a foot deep. This pothole is one that requires more than a cold patch and I direct you to address and resolve this issue immediately, before the possibility of creating damage to your neighboring property. Please be advised that should you choose to repave the entire lot the City requires you make application for a permit and design plans must be submitted to the City's Engineer for approval. The following is to be corrected no later than May 26, 2011, or further actions will be taken by the City. If you have any further questions please call me. Thank you, t.
