Scott Richards DATE: September 18, 2000 RE: Oak Park Heights — Sunnyside Marina: Conditional Use Permit Planned Unit Development FILE NO: 798.02 Please be advised that the Planning Commission, at their September 1 2000 meeting �"' r g , unanimously recommended approval of the conditional use permit / planned lanned unit development p amendment (CUP/PUD) to allow reconstruction of the existing marina on the St. Croix Fiver. The subject property is located at 6413 St. Croix Frail North and is zoned R-3 Multiple Family p Residential District. The amended PUD and conditional use permit is required in that private q p marinas and boat storage facilities are conditionally permitted in the R -3 District and CUPs are required for development in the Fiver Impact District. Representatives of the sunnyside Marina were available at the meeting to answer the Planning Commissioners' g questions. No neighborhood or residents of the adjacent condominiums were present at the public hearing. The Planning Commission recommended the CUPIPUD for the project with the following g conditions: 1. The CUP /PUCE approvals are granted based upon the five year timeline for ro'ect p ! completion. No additional amendments are required unless the site p lan or timeline is substantially revised. 2. The applicant will work with the Fire Chief on locations for fire protection stand pipes on all of the new piers and docks. 3. The applicant wil secure, and remain in compliance with, all necessary City, state and Federal permits. 4. All excavation and shoreland stabilization as part of this ro'ect shad be completed p � p ted as per the DNR permit and specifications for construction. 5. The applicant must submit all plans and specifications for the fueling ock to g the C ity Building official for his review and approval. pc: Kris Danielson
