Box 2007 Oak Park Hei MN 55082-2007 Re: Oak Townhomes Hom4Me (formerl Renton Homes) Revised/Updated Gradin Plan Review BRA File No. 55 -03 -000 Dear Eric: MAY 192003 We have reviewed the revised g radin g plan for the proposed Oak Townhomes (formerl Renton Homes) development as submitted b Emmons & Olivier Resources. This review supplements our 5/13/03 revised concept plan review, and we have the followin comments/recommendations: I The revised g radin g plan proposes fillin in the west ed of the site up to 4' and installin a retainin wall in the middle portion of the site to account for the difference in elevation. This will direct the ma of storm water runoff to the east to the existin w esterl y ditch of Oak Avenue N. Aside from some internal g radin g issues between proposed buildin that have been discussed with EOR, the g radin g plan is acceptable (see Note 3 below),. 2. The g radin g plan indicates g radin g in the ditch up to the existin drivewa to the north of this site, outside of this parcel. As such, the applicant will need to provide documentation of a temporar construction easement from the propert owner to the north. 3. A detailed erosion control plan and specifications need to be submitted for review and approval prior to issuance of a g radin g permit.
